HOW-TO: Enable XFinity modem/router ADMIN PANEL from your PC

BACKGROUND

As of October 2025, Xfinity disabled logging into the admin panel via http|https:10.0.0.12 and the ability to do so will need to be enabled from the Xfinity app.3

To (re)enable the admin panel from a browser for Xfinity users.

  1. If applicable, ethernet cable to connect to your model/router and device
  2. Mobile with the Xfinity app installed and logged into
  3. Xfinity Modem/Router (connect via ethernet or WiFi)
  4. PC other or device that you want to connect to the ADMIN PANEL via browser
  5. Browser of choice

  • Configuring the network is outside the scope of this instruction.
  • The password to access your modem/router's ADMIN PANEL is NOT the SAME as your XFinity account password or your WiFi password, unless you decided to make them the same.5

FROM YOUR MOBILE DEVICE

  1. Open the Xfinity mobile app.
  2. In the app, in the bottom row with ["Overview", "Services", "Wifi", "Home", "Account"] tap on "Wifi".
  3. Tap on "View WiFi equipment".
  4. Tap on "Advanced settings".
  5. Scroll down until you see "Gateway admin tool Manage access to the admin tool website." and tap on it.
  6. Toggle the "Allow Admin Tool access" on. You will be prompted to enter a new admin password if you already have not done so. Save a copy of your password somewhere secure just in case you need to access it later. After you created the password, the option to create a password from the mobile app will no longer be available. Any time you need to change the password for your modem/router's ADMIN PANEL, you will only be able to change it from the ADMIN PANEL at https:10.0.0.1 using your browser.

FROM YOUR PC

  1. Connect to your Xfinity modem/router either through WiFi or ethernet. If you have multiple networks, when connecting through WiFi, make sure to connect to your modem/router.
  2. Open your preferred browser. In the address bar type, https://10.0.0.1. A prompt may greet you with a warning that connecting to the website could be dangerous (Read the footnote to learn more about the warning.)2. Acknowledge warning and proceed.
  3. You should now be at the login screen. Type in your username and password.

In a nutshell, the distinction between using http or https is whether or not you want the connection between your browser to a particular site to be encrypted, in this case it is the admin panel located on your local network (lan) with the address 10.0.0.1. The browser might throw a warning before connecting to the secure https://10.0.0.1. That warning is the browser telling you that it doesn't recognize the self-assigned certificate that it cannot validate against a Certificate Authority, like Let's Encrypt, that enables the https flag encrypting communication to and from your device and to whatever url you are trying to connect to. More often than not modem/router suppliers include (but may not be enabled)a self-assigned certificate. As a precaution, connect via https. 2

  4. Every modem/router supplier has different standard default url. Even if you are connecting to a downstream router from the XFinity modem/router, you can still access this gateway from the 10.0.0.1 ip address.

  5. Everybody in the modern world has a million accounts and nobody wants to manage a whole slew of username and passwords. Rightfully so, it's tedious and the shear number of accounts we all have can make them difficult to manage securely. With that being said, a common security practice is to have different passwords for different accounts as having the same password for all accounts can be a single point of failure thus potentially compromising said number of accounts. Even though, the topic is out of the scope of this blog posts, it's worth making a note of it.
